Home Inspections

11 Month Warranty Inspection

An 11 month warranty inspection, also known as a one year inspection, is an inspection that new home buyers use during their first year of living in their home while they are still covered by the homes Builder Warranty. This inspection will find any deficiencies in the home that is covered by the builders warranty before the warranty ends, allowing you to utilize this important warranty and save money to repair important parts of the home.

4-Point Inspection

A 4-Point Inspection is part of any routine home inspection. It looks at the main components of the home (such as the Roof, Plumbing, and the Electrical and HVAC systems) to see their current condition at the time of inspection; giving you a time-frame on if/when they need to be replaced. Utilizing thermal imaging technology, this inspection will moisture intrusion and leaks, electrical hot spots and energy loss , air drafts and insulation problems, roof damage, and infestations.

- Depending on your home insurance provider, a 4-point inspection is a requirement to determine your premiums and coverage.

Mold Inspection

Mold inspections look the presence of mold on the premises. This type of testing will show you where mold might be located, what type of mold it is, as well as show you the airborne mold spore concentration. This inspection will give you a clear understanding of what you and your family are breathing while in the home.

Radon Testing

Tennessee has one of the highest radon gas* levels in the country. Because of this, Radon Testing is a must for any home located here. This test will gauge the hourly average of Radon gas levels in the home, as well as a break down of each hour of testing (48 hours).

*Radon is a colorless, odorless, radioactive gas. It forms naturally from the decay (breaking down) of radioactive elements, such as uranium, which are found in different amounts in soil and rock throughout the world. Radon gas in the soil and rock can move into the air and into underground water and surface water.
